    PROJECT SUMMARY

    Dixon House Project, Fenchurch Street, City of London is a mid-late 1970’s re-constructed reinforced concrete frame structure with a structural steel mansard extension encapsulated with a 1901 retained Grade II listed façade. The building was house to a banking unit arranged over a basement, ground and five upper floors and 37,986 sq ft office accommodation and has now been sold for modern re-development under freehold interest for an undisclosed sum.

    Active were appointed as the specialist contractor to undertake this intricate and demanding internal cut and carve demolition and structural alterations, temporary steel supports have been installed to retain the façade structure and listed stonework whilst the 5th and 4th floors are completely removed and 3no. reinforced concrete cores are removed to basement level. Active have partnered with a temporary works specialist design consultant on this multi-million pound project to establish a supporting scheme which allows the new permanent works to be constructed around the temporary steel work until restraint is put back into the facade and once again support the retained structure in a permanent state.

    The project works are scheduled over a 24-week period in a sensitive part of London with restrictions imposed on noise and vibration. Our immediate neighbour to the south elevation shares a party wall constructed of nine-inch brickwork laid against the reinforced concrete party wall, this wall within our scope has now been removed which had posed challenges and strategic controlled demolition to ensure its safe removal and ensure no structural damage was caused.

    The adjoining property is a six-storey building occupied by recruitment consultants, solicitors, underwriters and marine surveyors with their daily duties consisting of vast amounts of telephonic communication in order to conduct their business. In order to deliver the project within the programme and limitations set before ourselves, Active have separated and deconstructed the building using modern innovative engineering solutions introducing remote demolition plant with powerful crushing capabilities and diamond drilling and sawing, both of which have significantly reduced the structural and air born noise and vibration to lessen the impact on the surrounding working environments.

    Throughout the project the management team have continued to maintain strong relations with the CoL Environmental Team, working closely together we ensure the impacts of our works are managed to prevent disturbances to those who may be affected by this new construction development.

    Through stringent and calculated planning, the end result was a project which was completed ahead of programme, on budget to the satisfaction of our client and more importantly with zero health and safety or environmental incidents.
